Big Rock Candy Mountain Resort is located on Historic Heritage Highway 89, approximately 7 miles south of Interstate 70, and 5 miles north of Marysvale Utah. Big Rock Candy Mountain Resort is located near the border of Piute and Sevier Counties in Utah.

There is no accurate physical address that can be used in GPS Navigation to get you to Big Rock Candy Mountain Resort. If you are able to use GPS Coordinates, please use these: 38.516079, -112.266051

From Points NORTH: Take Interstate 70 to Exit #23 for Highway 89 (Marysvale, Panguitch, Bryce Canyon) and head south on Highway 89 for about 7 miles until you come to Big Rock Candy Mountain Resort.

From points SOUTH: Take Highway 89 NORTH to Marysvale, UT.

• There is very little Cell Phone Service at the resort, in fact, practically none.
• There are no pay phones at the resort.
• Cell Service is available 4 miles south of the resort and 7 miles north of the resort.
• There are no phones in the Cabins or Inn Suites at the resort.
• Use of the telephone landline in the Convenience Store is available during normal operating hours.
• Local calls are free.
• Long Distance Calls are 25 cents per minute.
• Wifi is available at the convenience store, in all the candy suites, at the office car at caboose village, and the shower house at the RV park. The wi-fi networks and passwords are available at the general store.

• Gas is available for purchase at Big Rock Candy Mountain Resort during store hours.
• Unleaded Gasoline is the only gas available.
• Please follow the instructions at the Gas Pumps to purchase gas during store hours.
• If you need to purchase gasoline when the store isn’t open, there is a Gas Station in Marysvale, 5 miles south of Big Rock Candy Mountain Resort, that provides Self Service Pumps with Pay at the Pump with Credit Cards.
• Propane Tanks are available at Big Rock Candy Mountain Resort during regular store hours. Exchange or New Propane Tanks are available.

All guests must check in at the Front Desk in the Big Rock Candy Mountain Resort Convenience Store.

LATE CHECK IN

If you have an RV Space reserved and you arrive after the store has closed, please pull into your reserved space and go to the store in the morning to check in.

If you have a reserved Inn Suite, Cabin or Caboose Village Train Car reserved and you arrive after the store has closed, please follow the instructions posted outside the store for information.

LATE CHECK OUT

If you desire a late check out, please inquire at the Front Desk at the Big Rock Candy Mountain Store. If available, you may be able to extend your check out time past 11 am.

• All RV Spaces have Water and Electric Hookups
• Electric Hookups are capable of 30 or 50 amp service
• RV Spaces with Sewer Hookups: 1-13, 17-28, 33-36
• RV Spaces with no Sewer Hookups (as they are too close to the river) 14-16, 29-32.
• Sites vary from 13 to 80 feet long.
• Dump Station is located near RV Space 25

• There is a Shower House/Rec Room in the RV Park between spaces 28 and 29. Shower House/Laundry/Recreation Building is provided for guests of the Resort for an added fee.
• There are Washers and Dryers in the Laundry Room for guest use, there is no cost for the use of the machines at this time. Detergent is not provided.
• The shower house contains 3 Bathrooms, 2 of those bathrooms have a shower.
• This facility may be under video surveillance and this notice serves as your notification that you understand your presence in this building may be monitored without further notice.
• Paper Towels and Toilet Paper provided in this building are provided for use in this building only. Any removal of any supplies from this building is considered theft and a violation of this Lodging Agreement.
• Any damage, vandalism, destruction of property or further willful acts of destruction to the building or its contents are considered criminal acts, and violations of this lodging agreement, and may result in your removal from the property, as well as prosecution to the fullest extent of the law.

• Pets are always welcome.
• Dogs must be leashed & attended while outdoors.
• Don’t allow your pets to annoy others.
• Please pick up after your pets. Bags are available at several locations.
• ATVs are allowed to be ridden into and out of the park.
• We do not allow children to ride unattended in the park.
• Swivels must be used on all sewer connections at all times.
• Lawns: No carpets, mats, ATVs, or vehicles are allowed on the lawns at any time.
• TENTS may be placed in your RV Space with prior registration and payment at the Front Desk. $10 per tent, per night.
• Lawns are watered on a regular basis & mowed every Wednesday; please leave your lawn accessible to our mowers.
• Do not trim trees or bushes. If you feel that one needs to be trimmed please contact our camp host.
• One vehicle per site. Please display your validation paper on your windshield.
• Fires are permitted in fire pits ONLY and are dependent on current fire restrictions set by the Forest Service.
• Please respect others & keep music, voices, & other disturbances to a minimum during your stay.
• No discharge of firearms and no fireworks are allowed on Big Rock Resorts property.
• Quiet time is between the hours of 11:00PM and 7:00AM.
• No generators are allowed to run in the resort.
• Resort reserves the right to evict guests without a refund plus costs to repair all damages to any Resort property or for not following the rules.

Candy Suites-Cabins-RV Park-Campground-Glamping:

Please note that the payments you make will appear on your credit card statement as a charge from Big Rock Candy Mountain. If you dispute the payment made for deposit or payment because you don’t recognize the charge, you will be responsible for any fees incurred by Big Rock Candy Mountain to settle the dispute.

• Deposit equal to 50% of your stay for each unit rented is due when reservation is made.
• Ponderosa Cabin requires minimum 2 night stay, deposit required is equal to 2 nights stay
• Reservations recommended but not required.
• Balance will be collected upon check in at Big Rock Candy Mountain Resort
• Reservations cancelled 30+ days prior to scheduled check in date receive full refund
• Reservations cancelled less than 30 days prior to scheduled check in date, or no shows, receive no refund of deposit, and credit card used for deposit will be charged the full amount of the balance due for the reservation.
• This policy applies to any reservation for one (Motel Rooms, Cabins, RV Spots) for 1 or more nights.

The below terms apply to any reservations that are part of a large group/family reunion. Groups and Family Reunions are planned very far in advance, and once reservations have been made and held for a period of time, it is next to impossible to make those available to others planning large groups.

• Deposit is due within 2 weeks after reservation is made.
• If reservation is made 120 days or less prior to check in date, deposit is due immediately.
• Deposit equal to one night’s stay for each unit rented is due when reservation is made
• Ponderosa Cabin requires minimum 2 night stay, deposit required is equal to 2 nights stay
• Reservations cancelled 120+ days prior to scheduled check in date receive refund minus 6% cancellation fee
• Reservations cancelled less than 120 days prior to scheduled check in date, or no shows incur a cancellation fee of 100% and receive no refund.

We will happily hold units for family reunions, and assign them to individual people at their request. Members of your group should contact us to let us know which units they are reserving. Any held units not reserved for an individual within 30 days of initial hold will be released from the hold and open for reservations to the general public

If check in date is within 90 days of initial hold, held units not claimed by an individual 7 days after initial hold will be released from the hold and open for reservations to the general public.

Large Group Reservations are any reservations for a group or family reunion, with 1 or more units (any combination of Motel Rooms, Cabins, RV Spots, or Tent Spots) for 1 or more nights; and/or Activity Reservations for 10 or more people.

• Holiday Periods are Memorial Day Weekend, Independence Day, Utah Pioneer Days (any stays that include July 24: as a Check In/Check Out or Overnight Stay), Labor Day Weekend, Thanksgiving, and Christmas.
• Reservations for holiday periods generally require a minimum stay. Minimum stay is generally 3 nights. If you are trying to reserve a unit for less than the minimum stay, the website will tell you that a longer stay is required.
• Deposit equal to one night’s stay for each unit rented is due when reservation is made
• Ponderosa Cabin requires minimum 2 night stay, deposit required is equal to 2 nights stay
• Balance is due at check in
• Reservations cancelled 60+ days prior to check in incur a cancellation fee of 20%. Any payments made will be refunded minus a 20% cancellation fee.
• Reservations cancelled less than 60 days prior to check in will incur a cancellation fee of 100%. 

• Housekeeping is not provided during your stay
• Units are stocked and cleaned before and after check out
• If you need any supplies during your stay, or would your room freshened up, please notify the Front Desk
